How much does a Green & Glass garden room cost?

Our SIP range starts around £24,995 for a Space 1 and scales up to £75k+ for larger, fully-specced buildings. Pricing depends on size, glazing, cladding, internal fit-out and site conditions — the on-page price against each model is a like-for-like starting point including standard install.

What's included in the price?

Design, manufacture, delivery, eco-friendly ground-screw foundations, SIP structure, external cedar cladding, EPDM roof, double-glazed aluminium doors and windows, plastered and painted interior, electrics with LED lighting, sockets and consumer unit, and site clean-down.

Do you offer finance?

Yes — flexible monthly finance is available subject to status. Use the calculator on our /finance page to estimate a monthly payment, then we'll refer you to our regulated finance partner during quotation.

Can I customise a model?

Accepted Answer

Absolutely. Every model can be adjusted for glazing configuration, cladding, internal layout, electrics and heating. If you need something entirely bespoke, start with /design-your-room and we'll price it up.

Do I need planning permission?

Accepted Answer

Most of our garden rooms fall under Permitted Development, meaning no formal planning is required. Restrictions apply for listed buildings, conservation areas, buildings over 2.5m at the eaves within 2m of a boundary, or if the outbuilding covers more than 50% of the garden. We'll flag anything you should check before ordering.

What foundations do you use?

Eco-friendly galvanised steel ground screws. They install in a day, cause no mess or spoil, don't require concrete or curing time, can be removed cleanly at end-of-life, and work on sloping, uneven or poor-draining sites where concrete slabs struggle.

Can you install on a slope or difficult access site?

Accepted Answer

Yes. Ground screws handle slopes and mixed ground conditions well. Restricted access sites (narrow side returns, terraced houses) are also fine — panels are hand-carried in. During survey we'll confirm access and any craning requirements.

How close to the boundary can it go?

For a standard flat-roof 2.5m building, you can typically install right up to the boundary line. Taller pitched-roof designs need to be at least 2m from any boundary to stay within Permitted Development.

What is SIP construction?

Structural Insulated Panels — a rigid insulation core sandwiched between two engineered timber facings. SIPs deliver superior thermal performance, airtightness and structural strength compared to traditional timber frame, meaning a warmer building in winter, cooler in summer and lower energy bills year-round. Do you offer traditional timber frame as well?

Yes. If your budget or spec calls for it, we build in traditional timber frame using eco-friendly insulation. SIP is our default because of its performance, but we'll happily quote both.

Can I use it year-round?

Accepted Answer

Yes — every building is designed as a fully insulated, weather-tight, year-round space. Standard spec includes electric heating; underfloor heating and air-con are optional upgrades.

How long will it last?

Accepted Answer

Structurally, 25+ years. Cedar cladding weathers to a silver-grey patina and typically needs no maintenance; other cladding options may need re-oiling every few years. We provide a 10-year structural warranty.

How long from order to installation?

Typical lead time is 8–12 weeks from signed order to installation, depending on model, spec and season. Bespoke builds and larger projects can take longer — we'll confirm a firm date at contract stage.

A standard SIP garden room is watertight in 2–3 days and fully finished in 5–10 working days on site, depending on size and internal spec.

Do I need to prepare the site?

Accepted Answer

No — we clear vegetation and level as required. We just need reasonable access for a small team and materials. If you have services (drains, cables) in the proposed footprint, flag them during survey.

Can outdoor kitchens be installed on their own?

Accepted Answer

Yes. Our outdoor kitchen range at /outdoor-kitchens can be supplied stand-alone or integrated with a garden room, pergola or covered structure.

Are they weatherproof?

Accepted Answer

Yes. Cabinetry is marine-grade stainless steel or powder-coated aluminium with weatherproof worktops. Appliances (Big Green Egg, gas grills, plancha) are all outdoor-rated.

What warranty do you offer?

10 years structural, 10 years on SIP panels, 2 years on electrical installation and appliances. Full warranty terms are supplied with your contract.
